Mighty Buildings New Detached ADU: The Rialto Owner’s Guide
We stock and install Mighty Buildings-compatible components for new detached ADUs across Rialto, with most replacement parts available same-day and installed pricing typically running $340-$780 depending on the system and access. If you’re seeing moisture intrusion around panel seams, HVAC short-cycling, or smart-home connectivity drops, you’re likely dealing with one of three common failure points we address weekly in San Bernardino County. Most Rialto owners first notice trouble during Santa Ana wind events or after the first hot season, when thermal expansion stress reveals what the mild months hid.
Which Mighty Buildings Models This Applies To
Mighty Buildings produces two distinct product lines relevant to Rialto detached ADU installations: the Mighty House series (single-module, 350-700 sq ft) and the Mighty Duo series (two-module configurations up to 1,140 sq ft). The part numbers and compatibility matrices differ between them, and ordering wrong is a $200+ restocking headache.
To identify your unit: check the metal data plate inside the electrical panel enclosure. You’ll find a model prefix (MH- or MD-), manufacture quarter, and the specific wall-assembly code. The wall-assembly code matters because Mighty Buildings revised their MEP routing between the 2022 and 2024 production runs. The 2022-2023 units use a centralized chase; 2024 and later use distributed junction boxes. We keep both generations in stock.
On OEM versus aftermarket: Mighty Buildings certifies certain components through their partner network, but for structural fasteners, flashing tape, and MEP junction hardware, we specify equivalent-grade parts that meet the same ASTM and Title 24 requirements at lower cost. The exception is the proprietary fiber-reinforced polymer wall panel interface. That we source OEM only. The paperwork is the project. Everything else is just construction.
Signs Your Mighty Buildings New Detached ADU Is Failing

- Panel seam separation at the roof-wall junction. The 3D-printed composite shell and steel frame expand at different rates. In Rialto’s 100°F+ summer cycles, this differential movement fatigues the factory sealant bead. We find this most often on south-facing walls in the Willow Avenue corridor, where afternoon sun exposure is longest.
- HVAC short-cycling or failure to maintain setpoint. Mighty Buildings units ship with a mini-split sized to the module’s tight envelope. When the envelope breaches, the equipment runs continuously or cycles rapidly. The root cause is usually a compromised door threshold seal or a failed ERV damper motor, both of which we stock.
- Smart home hub offline or intermittent. The integrated Loxone or equivalent control system relies on a dedicated low-voltage backbone. Connection failures typically trace to a moisture-compromised junction box in the exterior wall chase. Rialto’s occasional hard rains, though brief, exploit any gap in the chase gasket.
- Floor creaking or visible deflection at module joints. The steel frame modules connect through bolted splice plates. If the torque spec loosens during transport or seismic settling, you’ll feel it before you see it. This is not cosmetic. Left unaddressed, it stresses the plumbing penetrations.
- Water staining at window corners. Mighty Buildings uses a flanged window integrated to the panel during printing. The sealant field-applied at installation is the weak point. In Rialto’s climate, UV degradation accelerates after 18-24 months if the original installer used a non-UV-stable product.
Before
AfterReplacement Cost & What’s Included
For Rialto Mighty Buildings ADU component replacement, our installed pricing runs as follows:
- Panel seam reseal and flashing repair: $340-$520
- ERV damper motor or mini-split communication board: $480-$680
- Smart-home junction box replacement with moisture remediation: $420-$620
- Module splice plate inspection and re-torque: $380-$580
- Window sealant removal and reinstallation with UV-stable product: $520-$780
What drives the range: access (single-module units are simpler), whether we need to coordinate a Mighty Buildings OEM part shipment (adds 3-5 business days), and whether the failure caused secondary damage requiring remediation. Every quote is itemized, written, and fixed before work starts, per Haven Standard Clause 1. No change orders. The 365-Day Done Right Promise covers all workmanship.
DIY or Call Us?

Here’s where we draw the line honestly.
An owner can safely check: the data plate for model identification, the breaker panel for obvious trips, and the exterior for visible seam gaps or sealant cracks. Document with photos. That documentation helps us and protects you.
Do not attempt: panel seam resealing (the composite substrate requires specific surface prep and primer, or the new sealant fails within months), electrical junction box work inside the wall chase (Title 24 compliance and arc-fault requirements apply), or module splice plate torque. The splice plates are structural. Wrong torque, wrong sequence, and you’ve compromised the seismic rating. We’ve been called to Rialto after DIY attempts that doubled the repair cost.

FAQs
How long do Mighty Buildings ADU components typically last in Rialto’s climate?
Factory seals and exterior sealants typically need attention at 18-30 months in inland Southern California, sooner if the unit faces west or south with minimal overhang. The composite shell itself is rated for 50+ years. Call (951) 476-1467 for an exact assessment of your unit’s condition - estimates are free.
Can the failed part be repaired instead of replaced?
Sealant and flashing failures are always replaced, not repaired; patching over degraded material traps moisture. Electrical components like ERV dampers and junction boxes we replace with new. Splice plates we inspect and re-torque if the hardware is sound. Call (951) 476-1467 and we’ll tell you which category your issue falls into - estimates are free.
How long does a typical replacement take?
Most single-component replacements are completed in 2-4 hours on site. If Mighty Buildings OEM parts are required and not in our Rialto stock, add 3-5 business days for shipping. We schedule only when the part is in hand. Call (951) 476-1467 to check current stock - estimates are free.
Do you stock Mighty Buildings parts, or do you order everything?
We stock the common failure items: sealants rated for composite substrates, ERV dampers, mini-split communication boards, junction boxes, and splice plate hardware. Proprietary wall panel interface components we source OEM. Call (951) 476-1467 with your model number and we’ll confirm availability - estimates are free.
